construction Managers

As Construction Manager you have overall responsibility for the onsite management of the construction process.

You will manage your team of Site Managers and Quantity Surveyors to ensure operations on site and project costing and procurement are completed in a timely manner and in line with the expectations set out in the overall project master plan.

You are responsible for ensuring the quality of the product we produce meets our high standard within the market.

You are involved in projects from Tender Stage and are responsible for that project right up until completion and through to the expiration of defects liability period.

You are the face of ICONS on site and must always conduct yourself in a professional and courteous manner, you must ensure to always represent the best interests of the company.

Tendering

  • During the tender period you will work with your Project Manager and the Bid Manager to produce the tender programme, develop the project methodology and produce the logistics plan for the job.
  • You will work closely with the ICONS team to develop the entire project team from selection of Site Managers to Subcontractor selection.
  • You will develop an understanding for the project and will be in attendance for any post tender interviews.

Pre-Construction

  • Following ICONS appointment, the CM is responsible for initiating our Pre-Construction Standard Procedures.
  • You will work closely with your PM to develop the Quality Manual for the project, you set out dates for agreeing benchmarking and developing technical submittals and RFA’s.
  • The CM is responsible for ensuring the following tasks are completed within the timelines agreed with the Client and Design Team.
  • Co-ordinate, chair and minute Internal team and project meetings
  • Co-ordinate, chair, and minute sub-contract pre-start meetings
  • Prepare and Manage Design and Information Release and Long Lead schedules.
  • Prepare and Report and Design and pre-construction programmed activities.
  • Manage the RFI and technical submittal process.
  • Work with the H&S team on all aspects of Site Health and Safety

Construction

  • Management of your team: Your SM and QS report directly to you on all operational and surveying matters associated with the project. Your role is to manage this flow of information to your PM. You act as a mentor and motivator to your site team, ICONS direct and to Subcontractors.
  • Management of Project Programme: The CM is responsible for taking the Tender Programme and developing it into a “Programme to Build” this programme drills down into the minute details of each of the individual packages and is developed in coordination with all subcontractors.
  • As CM you are responsible for the management and development of all Sub Programmes required to complete the works, i.e. Comms Room Early Handover Programme, Completion Programme, and Rescue Programme.
  • Management of the procurement process: Working hand in hand with your project surveyor you need to ensure you develop the long lead / procurement schedule from day 1 of the project ensuring all elements tie in with the master programme. It is your responsibility to manage our supply chain from an equipment and labour availability point of view and to ensure all contractors appointed buy into your master programme.
  • Overview of the Health and Safety Management System: It is your responsibility to ensure the ICONS Safety Management system is being implemented and utilised on site. Your SM will be responsible for the day-to-day management of the system but you must ensure this is operating to its full “Best in Class” potential”.
  • Reporting (internal & external): As CM you are responsible for reporting upstream to the ICONS PM and Design Team and ensuring the flow of information downstream to the Subcontractors and supply chain. You will be responsible for developing our weekly Contractors Reports, Update Programmes tracking progress, manage the tracking of projected Final Accounts and Project Spend and management of snagging reports and managing and communicating Day Two works.
  • Management of Quality on Site: As CM you have overall responsibility for the management of the quality system on site and for the quality of the end product. You are expected to ensure that all technical submittals, RFA’s and Samples are agreed and signed off in a timely manner. It is your responsibility to ensure that all stakeholders on the project team review and sign off benchmarking of finishes throughout the construction period.
  • As the CM you are expected to continually plan ahead, allowing you to prevent problems on site before they occur, the CM will take a more global view of a construction project always looking 2 to 4 weeks ahead, different from the SM who manage the day to day happening on site.
  • Construction Managers must be equipped to manage several projects at once depending on the status of the order book (see attached project organogram)
  • As the Construction Manager ownership of the entire project is essential. You are the person responsible for the success of the project and must be accountable for any short falls.

 Close out

  • Full responsibility for the close out and handover of the project. It is your responsibility to ensure a smooth transition for the client to their new space.
  • Carry out pre snag inspections with sub-contractors and design team members in advance of practical completion (PC)
  • Develop and monitor snag and completions list through PC and ensure completion of any issues are closed out in a timely manner.
  • Record, programme, and monitor any additional or day two works requested.
  • Manage the expectations of the design team and client and keep them informed on the status of the above.
  • Responsible for completing and handing over of the O&M Manual / Safety File
  • Higher Education degree in Construction Management, Engineering or related discipline.
  • Additional Professional Qualifications in Construction/Project Management, H&S desirable.
  • A minimum of 5+ years experience working as a Construction Manager in a similar setting is required
  • Proven ability to understand and contribute to the development of project implementation and associated commercial strategies for large-scale projects.
  • Commercial and Fit-Out experience.
  • Experience of Quality and Safety Management Systems.
  • Ability to deliver projects and work within strict deadlines.
  • Strong IT skills with the ability to generate detailed site reports.
  • Communications – A strong communicator with excellent verbal and writing proficiency. 
  • Planning and Organising – An organised and adaptable individual with a flexible approach to work. 
  • Capable of building strategic relationships with third party groups.
  • Deep understanding of constructability of projects.
  • Strong Commercial awareness.
  • Enthusiastic and willing to learn and develop
  • Strong time management skills.
  • Ability to work on your own initiative and build and manage a team.

site Managers

As site Manager you are responsible for the day-to-day management of the construction process.

You report daily to your Construction Manager and liaise with the project QS to ensure operations on site and project costing and procurement are completed in a timely manner and in line with the expectations set out in the overall project master plan. 

You are responsible for the day-to-day management of the Health and Safety System, you ensure and vet RAMS, complete site inductions, issue permits to work, complete daily site diary, and manage the site operatives. Management of all aspects of the construction works falls under your role, everything from checking compliance with spec of delivered products and materials to checking setting out and compliance of details to management of housekeeping falls within your remit. 

You, under the supervision of your CM are responsible for ensuring the quality of the product we produce meets our high standard within the market. 

You are the face of ICONS on site and must always conduct yourself in a professional and courteous manner, you must ensure to always represent the best interests of the company.

  • Management of the ICONS H&S Management System: We operate a “Best in Class” H&S management system. The onsite management of the system is the responsibility of the Site Manager. All Permits to work, RAMS, Logs, Site Diary, and Inductions must be completed and maintained by the SM. Weekly inspections are undertaken by our H&S Officers and any actions arising from these inspections must be closed by the SM.
  • Management of the site team: You are responsible for the management of the on-site subcontractor teams. You are responsible for managing their progress and compliance with spec and H&S and quality management systems.
  • You are responsible for monitoring the ICONS spend on site. This means managing direct and contracted labour to ensure the best possible productivity and completing labour allocations forms and submitting to your CM and QS.
  • You work closely with your CM to develop and implement the logistics plan for the project, agreeing access and egress routes with building landlord and other tenants.
  • You are responsible for developing traffic management plans for deliveries and crane lifts.
  • Weekly Look Ahead: As the SM on the project, you need to issue your CM with a weekly look ahead, outlining the works to be completed over the coming weeks. You need to have accountability for the progress made on site during each shift. You should hold daily site walk through meetings with subcontractor foremen and charge hands to inspect both quality and progress.
  • You with your CM must hold weekly coordination meetings with all subcontractors. Minutes of these meetings complete with action items must be circulated to the team within 24 hours of the end of the meeting.
  • The SM is responsible for feeding information relevant to the Contractors Report back to their CM in a timely manner, this includes but is not limited to updates on programme, updated RFI Log, Procurement Schedule, Updated RFA and Tech Submittal Log and progress photographs.
  • Quality Management: The Site Manager is the first ICONS point of contact on site, it is your responsibility to ensure that your site complies with the Quality standards set out by the company, both you and your site should always be clean and tidy and presented in a professional manner. Approved marketing signage should be in place, site canteen and site office should be set up with all required equipment and H&S Signage should be installed as required. Site access and egress routes should be kept clean and clear from materials and protective Corex should be cleaned and maintained daily.
  • Responsible for identifying defects / snags throughout the construction period. This extends to ensuring sub-contractors are in compliance with specifications and benchmarking. With your CM you must ensure the timely issue of technical submittals, RFA’s and benchmarking samples.
  • Coordinating of Subcontractors is an essential part of the Site Managers role, you are responsible for ensuring subcontractor attendance to site for construction and pricing purposes.
  • Working closely with your CM you are expected to continually plan ahead, allowing you to prevent problems on site before they occur.
  • Ownership and Accountability: As the SM you are responsible for the delivery of the project. You must always be proactive and willing to go above and beyond to ensure the success of the job.
  • Our clients rely on us to ensure a seamless transition into their new space. You must be in attendance during client move weekends and on site for the client’s first day of business.
  • Site Managers are expected to be proficient in communicating with the professional team and client.
  • You must be aware of the frequency of reporting and requesting of information and recognise when critical items need to be flagged upstream.
  • You must ensure that you structure your correspondence to the team correctly and that you deliver your message in a clear and concise manner.
  • You need to develop your understanding of the ICONS document management system and ensure all documents you use are part of our ISO structure.
  • Higher Education degree in Construction Management is preferable
  • A minimum of 5+ years experience working as a Site Manager in a similar setting is required
  • Commercial and Fit-Out experience.
  • Knowledge of quality and safety management systems.
  • Ability to deliver projects and work within strict deadlines.
  • Strong IT skills with the ability to generate detailed site reports.
